Grey Oaks builder declares bankruptcy

LDG South LLC is declaring bankruptcy, sending 56 lots and 4 model homes in Grey Oaks to auction. This builder also has a model home in Mediterra and other communities in Florida. The circumstances surrounding this bankruptcy seem to be unclear, but at least one shareholder is alleging malfeasance. Stock Raises Prices in Classics Plantation Estates

 

The developer for the very successful Classics Plantation Estates section of Lely is starting to see demand outweigh supply, and is adjusting prices to reflect this market reality. The average lot price increase is approximately $50,000 and the base price increase on the estate homes is about another $40,000. Coupled with the disappearance of certain incentives to build, the stated price on the estate homes just went up a little over $100,000. This season 13 homes have sold in this million dollar neighborhood of estate homes.

Private Property Transfer Fees becoming a hot button

 

In another misguided effort our legislature is considering imposing a private property transfer fee on all real estate sales. The details are still forthcoming, but the idea is to tax every purchaser of a home 1% of the sales price to go directly to the original owner or developer for decades or maybe even forever. The real cost will ultimately rest with the seller, as the buyer’s budget will not change and the seller will have to adjust his price down to accommodate this change. 9 states so far have created legislation prohibiting private property transfer fees, as they believe that this will place an undue burden on the real estate market. We will keep you up to date on this important legislation as new details come forward.

Summer season expected to be busy

 

With the great exchange rates for our Canadian customers, the Real Estate market is expected to be busy during the Canadian summer vacation time. Foreign investors are already starting to pick up the bargain priced condos in Florida, as evidenced by a new study done by the Florida Association of Realtors. As the vacation season heats up, so will our market. Expect to see a very different inventory in the fall when most of the part time residents come back.

Strongest Endorsement of Real Estate Recovery to date

In a recent article on MarketWatch ® John Paulson, founder of Paulson & Co. one of the nation’s largest hedge-funds, makes bold statements regarding the Real Estate market:

Paulson is regarded as being a financial genius, betting against banks and subprime mortgages during the housing bubble and now commanding a hedge fund of $36 Billion, 95% of which is coming from financial institutions. The clearest statement that Paulson makes is that now is the time to buy a home. If you already have one home, Paulson says it is time to buy a second. And if you already have two homes? Paulson claims if you already own 2 homes it is time to help your children buy a home. Paulson goes on to claim a 3-5% increase in property values over 2010 and an even larger increase for next year.

Just like Warren Buffett, Paulson makes investments that “go against the grain” and seem to pre-date the market. This is probably the strongest endorsement that we have heard for the Real Estate market to date.

Lely Resort 12 month trends

Lely: Community on the move

Lely hasn’t always been a favorite in Naples, but after its purchase by Stock it has quickly turned into a popular tons of bang-for-your-buck community. Lely boasts its Player’s Club with a 20,000 square foot gym, 7 tennis courts, lagoon and lap style pool, full service spa, and clubhouse with all of the bells and whistles at an astonishing value. The current membership cost is only a $6,000 refundable deposit and around $2050 per year, depending on the location of your home within the community.

The great club value and wonderful curb appeal have made this one of the best communities in Naples, evidenced by the average percent of sales price over list price of 92% and 335 sales over the last 12 months (Sunshine MLS 12 month activity report through 4/3/2010).
The following Lely-specific trend lines also help illustrate the market found in Lely:

Expired Listings went from just over 45 expired listings per month to just over 20 expired listings per month for the last 12 months. Expired listings are listings that did not sell during the period of their listing contract.

Pending Sales went from just over 20 pending homes per month to just over 55 pending sales per month over the last 12 months. Pending sales represent those homes going under contract.

The number of Sold Homes went from almost 30 homes 12 months ago to almost 45 homes last month. The trend line shows a strong, favorable increase in these numbers over 2009.

The number of new listings has increased only slightly over the past 12 months, but has dropped off sharply after March of this year.

These numbers do not include all new builder products. Those homes commissioned by a buyer before being listed on the MLS  represent additional sales in Lely Resort. The above trend lines are courtesy of SunshineMLS and are generated specifically for the LELY subdivision.

If these trends continue, we can expect to see a decrease in overall inventory and a return to equilibrium in our market. This will be followed by an increase in prices over the already comparatively firm pricing in place (92% of asking price).

We are finally enjoying some gorgeous sunny weather with just the right breeze and the beaches are CROWDED! Small wonder, after all it’s official that we had the coldest winter on record in Southwest Florida this year.

While WCI finally emerged from it’s Chapter 11 reorganization, Fiddler’s Creek filed Chapter 11 bankcruptcy last month after sales fell flat for several years in a row. The development pulled only three permits for single family homes in 2008, then sales slumped completely. The developer took this voluntary step to preserve the substantial equity.
 
Meanwhile Treviso Bay is facing a foreclosure lawsuit. Wachovia Bank, a lead lender for the lavish golf course community in eastern Collier County, has filed a $75 million foreclosure lawsuit and wants a receiver to take over management of the project. After dismal sales of only 19 homes since opening the golf resort the developer stoppped building the 74,000 sq.ft. clubhouse and subsequently lost the ACE Group Classics to the Quarry in North Naples. Treviso Bay has the only PGA Tour Tournament Players’ Club, or TPC, golf course in Southwest Florida and had hoped to host the event for a second year.  
 
More than 2,000 acres near the Florida Sports Park – think Swamp Buggy Races, a tourist attraction that has been held in the area since 1949 – were auctioned off for $30 million.

The huge chunk of land was originally bought by Vision & Faith Inc. and the winning bidder George Bauer. The land was later sold to Toll Brothers and Sembler Co. for $108 million, the fourth most expensive property sale in Collier County. The nationally known builder and Sembler – a Florida based developer – wanted to develop the land into a luxury golf course community.
 

Market Update

 

The numbers continue to be great for the Naples area. The 12 months ending February 2010 saw a 50 percent increase in home sales to 7,426 sales compared to 4,951 sales for the 12 months ending February 2009.

The MLS listing inventory decreased from 11,427 to 9,682 available properties. This is great news as our inventory usually shoots up at this time of year.

 

Condos sales were up as well with 544 contracts written in February 2010 compared to 309 in February 2009.

 

Although 1,122 pending sales in February – an increase of 62 percent compared to last February 2009 – is good news, maybe the best news is that prices stabilize. The overall price decrease was only 3 % over the past 12 months, the median closed price was $ 179,000 in 2/2010 versus $185,000 in 2/2009. The overall price contains all sales including all foreclosures.

 

Excluding the $300,000 and under segment, which comprises the vast majority of foreclosure properties, the overall median price stands at $500,000 for the Naples area.

Seafood Festival

Seafood Festivals in Marco Island and Everglades City

 

Marco Island decided last year to imitate the success the Everglades City annual seafood festival has enjoyed for 37 years.
